I think I have enough info to proceed.
Accidentally I deleted the content of the first post but the question essentially was:
#1) If it's possible to use the QSPI/OSPI has primarly flash. I am pretty sure this is possile after looking at your links and AN5050 and AN4760.
#2) How to set up XPI and External loader, but NUCLEO-HS73L8 has a setup for this purpose so I can look at it.
